By agreeing to this document you will waive certain rights, including your right to bring a claim against and / or pursue legal action against the owners, operators and / or agents and any of their family members associated with Kab Lake Lodge.

Assumption of Risks:

I / we understand that when I / we rent a RV Lot / Cabin from Kab Lake Lodge, that Kab Lake Lodge offers no insurance of any kind for my / our property or assumes any risks for same. I / we also understand that I / we must follow the rules of Kab Lake Lodge and adhere to all laws applicable in the District of Thunder Bay, Province of Ontario and Country of Canada or I / we may be asked to leave without any refund and / or charged in a Court of Law.

I / we also understand that I / we cannot build anything or improve upon any permanent and / or non-permanent structures without the expressed written permission of a Kab Lake Lodge authorized representative.

I / we understand that any person who swims, uses the beach area and / or rents any equipment and / or becomes involved with any activity on or off of the property of Kab Lake Lodge can suffer bodily injury or even death; all individuals engaging in any / all activities do so at their own risk and are responsible for their own actions and safety, understanding that the property is not monitored by safety personnel nor certified lifeguards.

I / we understand and agree that operating an outboard motor and boat and / or any other activity in which same are used and  or involved with, including but not limited to swimming, fishing, tubing and or any sport, may involve risk to myself / ourselves and other people. I / we understand that it is required by law in the Province of Ontario that the operator of a watercraft must possess a current, valid operator’s license equal to the type of craft they are operating; failure to do so may result in charges.

I / we understand and agree that there are unpredictable untamed and tame (wild and domestic) animals on and in close proximity to the property; that contact with animals, plants and natural and / or man-made conditions / objects, including but not limited to weather, equipment, vehicles, implements, trails, roads, barriers, fences and or culverts may result in injury to person(s), pets, damage to personal property, and or death. It is my / our understanding and agreement that all activities are undertaken by me / us at my / our own risk, and, that the failure to ride, participate and / or play safely and / or within one’s own ability and/or within designated areas; failure to wear proper clothing, footwear, headgear, personal flotation devices and / or any other equipment deemed necessary by law and / or the Lodge’s rules in the undertaking of an activity, may result in injury, damage and / or death, and, may result in my / our being asked to leave without any refund and / or charged in a Court of Law.

I / we freely accept and fully assume all risks, dangers and hazards and the possibility of personal injury, death, property damage and loss.

I / we agree to the following Kab Lake Lodge Rules:

I / we understand and agree that if I / we do not adhere to any of these rules that it can result in being asked to leave Kab Lake Lodge without a refund and / or being charged in a Court of Law.

  1. The season will run from Friday May 12, 2023 to Sunday October 1, 2023.
  2. I / we agree to pay a $200 deposit fee in the Fall to keep our lot reserved for the following Season, if I / we decide not to renew our lot but have not vacated the lot before winter then a $200 fee will be due for storage.
  3. I / we will be responsible for timely removal / disposal of all refuse (garbage) and agree to dispose of it at a proper disposal site. No littering allowed, keeping a clean and responsible camp site will help lessen the attraction of wild animals / scavengers (i.e. bears, skunks, foxes, etc.).
  4. I / we will not make copies of the gate key that has been borrowed to me and agree to pay $200 for lost or replacement key. I / we also agree to return the key to an authorized representative of Kab Lake Lodge upon request.
  5. I / we agree for safety and liability reasons no person is permitted to be on the property in the off season without making arrangements with an authorized Kab Lake Lodge representative beforehand.
  6. I / we agree to keep the entrance gate closed and locked at all times.
  7. I / we agree to be considerate and to turn the lights off in the shower house and to limit showers to 5 minutes per person; I / we also agree to use 1 ply toilette paper. Antibacterial soaps are prohibited due to the septic system; only safe septic soaps and toiletries are allowed.
  8. I / we agree to drive on the roads at speeds no faster than 15km/h. I / we assume all liability/responsibility and Kab Lake lodge is not held responsible/liable in any way for any youth or guests that operate a ATV; helmets MUST be worn at all times by all operators and passengers. Driving on the grass is prohibited in all areas. ATV’s are only allowed to be used on roads to go from point A to point B, any leisure driving can only be conducted on the ATV trail or off Kab Lake Lodge premises.
  9. I / we agree to maintain, keep clean and cut the grass on my RV lot that I / we are renting.
  10. We are a pet-friendly camp, but we have zero tolerance for pets that are not leashed at all times. I / we agree to keep our pets leashed at all times and to clean up after them in a timely manner, and, to dispose of their waste in a proper manner (plastic bag, in a garbage can, disposed of at a proper disposal site); walking anywhere on the property should be a clean activity.
  11. I / we agree that if charged with fishing or hunting violation that I / we might be asked to leave without a refund. This is will be at the discretion of Management.
  12. I / we agree to keep the fish cleaning house clean, to turn off all lights and to dispose of all fish waste immediately. This will help to lessen the attraction of wild animals/scavengers and insects, and, help to reduce the odour caused by decomposing fish waste. Fish guts will only be disposed during the weekends, during the week I / we agree to dispose.
  13. I / we agree that all alcoholic and non alcoholic beverages will only be consumed on my / our individual lot and will be in a concealed non glass container if walking about.
  14. For the safety of the children I / we agree that smoking/vaping is completely prohibited everywhere other than your own lot. The grounds are for everyone to enjoy, please be considerate.
  15. I / we agree that any Generator that is used on Kab Lake Lodge's property is of the Inverter type and is 65 dBA Max.
  16. For the courtesy of other campers, I / we agree that no loud music or noises are allowed after 11:00pm.
  17. For the respect of others, I / we agree to lend a helping hand to other fellow campers if needed.
  18. I / we agree that all guests / friends check in (if no one is around please ensure you notify us at a later time and collect the monies from your guests), immediate family (Children, Grandchildren and Parents) are at no charge if they car pool with me. If Children, Grandchildren or Parents bring their own vehicle there is a $10 per day per adult. Additional guests are charged at $10 per day per adult. Children 10 and under are free.
  19. I / we agree that I / we will inform all guests and other family members of the Rules. Kab Lake Lodge is for everyone to enjoy.
